Eradicating the Leaks – Eradicando las fugas
This leak in our bathroom has been a lot of fun. It has been a difficult time trying to figure out what is causing it. Just when we thought that we had a handle on the cause, it would appear to come from somewhere else. At first, we thought that the leak was coming from the joint of the kitchen roof and the back wall. We had a new roof put on in the fall of 2012, and it seemed that the leak could have started then. The first step was to call the roofer to check it out. The roof is still under warranty.
Esta fuga de agua en nuestro baño ha sido muy divertida. Nos ha sido difícil encontrar la causa de la fuga. Justo cuando pensábamos que teníamos el origen, parecía venir de otro lugar. Al principio pensábamos que la fuga originaba de la juntura del techo de la cocina y la pared de detrás de la casa. Habíamos contratado un nuevo techo en noviembre del 2012, y parecía que la fuga podía haber empezado entonces. El primer paso fue llamar al techador para que lo investigara. El techo todavía está bajo garantía.
The morning before the guys were going to come to look at the roof, Douglas noticed a drip while one of the tenants was taking a shower. Because it had rained that morning, he was not sure what the cause was. That evening we went upstairs and ran all of the faucets to see if we could recreate the situation. Despite many attempts, there was no leak. We decided that it must be coming from outside.
Por la mañana, el día antes de que los trabajadores iban a venir para chequear el techo, Douglas notó que unas gotas caían del hueco en el techo del baño mientras uno de los inquilinos se duchaba. Porque había llovido esa mañana, no estaba seguro del origen del agua. Esa noche subimos al piso de arriba para ver si pudiéramos recrear la situación. A pesar de muchos intentos, no había ninguna fuga. Decidimos que tenía que entrar de afuera.
When the roofers came out to look at the joint, they found that the flashing under the siding was not extended far enough. They fixed it, and we thought that the problem had been taken care of. There was still a lot of repair that we would have to do, but at least the problem had been taken care of… or so we thought.
Cuando los techadores vinieron a ver la juntura, encontraron que el tapajuntas debajo del revestimiento de la casa no bajaba lo suficiente. Lo arreglaron, y pensábamos que el problema se había solucionado. Todavía, había muchos arreglos para hacer, pero al menos el problema se había solucionado… o eso pensábamos.
That same afternoon, after I got home from school, I heard a dripping in the bathroom. One of the tenants was taking a shower again, but it was also raining, so I was still uncertain of the cause. When Douglas got home, he investigated further. It turned out that the leak, at least this one, was not coming from the pipes, and that is why it could not be recreated when we ran the shower. There were several gaps in the grout, including a particularly big one around the soap dish. The water would go in only when someone was splashing around in the shower.
Esa misma tarde, después de llegar del trabajo, escuché un goteo en el baño. Uno de los inquilinos se estaba duchando otra vez, pero también estaba lloviendo, así que no podía estar segura de la causa. Cuando Douglas llegó, investigó más. Resultó ser que la fuga, al menos esta, no venía de la tubería y por eso no se podía recrear al chorrear el agua. Había unos espacios en la lechada entre los azulejos, incluyendo uno especialmente grande arriba de la jabonera. El agua entraba cuando el agua salpicaba de una persona en la ducha.
The next day, Douglas started work. The plan was to remove the tiles where the wall was soft and rotting, replace the drywall with green board and then replace the tiles. He started with the Dremel.
El siguiente día, Douglas empezó a trabajar. El plan fue sacar los azulejos donde la pared estaba suave y podrida, reemplazar la tabla roca con una impermeable específicamente para baños y reemplazar los azulejos. Empezó con la máquina Dremel.
Once he had the soap dish out, it was easier to understand what had happened. Apparently there had been a leak in the past. The solution had been to pull the soap dish out, pack the hole with cement and put the dish back in. We are not sure who masterminded this ridiculous plan, but we know why it failed.
Una vez que había sacado la jabonera, fue más fácil entender que había pasado. aparentemente había una fuga en el pasado. La solución fue sacar la jabonera, llenar el espacio con cemento y reemplazar la jabonera. No estamos seguros porque lo hicieron, pero sabemos porque falló.
Douglas’ plan was much better, but it was not without its challenges. Because he only planned to take out a thin row of tiles, there was not always something to attach the new green board to. Gluing some boards to the back of the wall and supporting them with painter’s tape until the glue dried took care of that. My man is a problem solver.
El plan de Douglas fue mucho mejor, pero no era sin sus desafíos. Porque sólo pensaba sacar una fila fina de azulejos, no había nada para adjuntar la nueva tabla roca. Pegar unos pedazos de madera a la parte detrás de la pared y sostenerlos con cinta de pintor hasta que el pegamento se secara solucionó ese problema. Mi hombre soluciona todo.
After that it was easy to patch the drywall. I say easy because I did not have to do it!
Después fue fácil fijar la table roca. Digo que fue fácil porque ¡yo no lo tenía que hacer!
Removing the old thin set mortar off of the tiles so that they could be placed back on the wall was harder. This was happening while I was in the city having fun with my family. Douglas is a good man for letting me go instead of helping him.
Quitar la argamasa vieja de los azulejos para poder reemplazarlos en la pared fue más difícil. Todo esto ocurrió mientras yo estaba en la ciudad divirtiéndome con mi familia. Douglas me es muy bueno por dejarme ir en vez de ayudarle.
Once the tiles were back in place, the thin set had to dry before the wall could be grouted. Douglas put up plastic so that the tenants could still shower.
Una vez que los azulejos estaban en la pared otra vez, la nueva argamasa tenía que secar antes de poder poner la lechada. Douglas colgó plástico para que los inquilinos pudieran ducharse.
The next day, the wall was grouted and looking almost good as new.
El día siguiente, la pared tenía la lechada y se veía casi como nueva.
The leak or leaks seem to have been resolved. We have not had any more water since these repairs took place. Now we need to patch the holes in our bathroom wall and ceiling. Hopefully, we can do that before Crème figures out how to get up there. She would desperately like to investigate up there.
Parece que ya no hay más fuga o fugas. No hemos visto más agua de la pared o techo después de terminar las reparaciones. Ahora sólo nos hace falta arreglar los huecos de la pared y del techo. Esperamos hacerlo antes de que Crème descifra una manera de llegar al techo para entrar en el hueco. Le encantaría investigar allí arriba.
We also need to hire somebody to patch the rotting siding and plywood on the back of the house. The fun never ends!
También necesitamos contratar a alguien que reemplace el revestimiento detrás de la casa. ¡La diversión nunca termina!

Glad you, ahem, Douglas fixed the leak. That indeed was an insidious leak, the worst kind. And you had fun to boot. All’s well that ends dry. PS I was unaware you could remove tile without breaking it. I’ll keep the Dremel trick in mind. Jo @ Let’s Face the Music
Indeed it is labor intensive but possible. I am glad that Douglas got to deal with this one. It did not look fun. The kitties were disappointed that the majority of the work took place upstairs where they were not allowed to supervise nor meet the cat that was upstairs failing to investigate for them.
Let it be known though, that I wasn’t entirely without supervision upstairs. Their kitty, even though she doesn’t like strangers, and did not approve of me being in her bathroom, made sure to keep tabs on my work.
I see that during those difficult times you had full support from the cats! It’s nice that the leaks are taken care of, even though it means a lot of work to come in the bathroom!
What would we do without our cats?! We got more done this weekend.
Ohh, that’s so much work – glad you managed to solve the problem! It’s always really annoying to spend so much time on projects that don’t actually change anything about the way you live or the way things look (although not having a leak is probably a good thing ;)).
Absolutely, but at least we know that our house will not rot away. And it means that I will get the exhaust fan/heater that I wanted in the bathroom much sooner than originally planned. 🙂 You have to look at the positive.
love the pics of crème staring at the hole in the ceiling! glad to hear the leak was found and fixed. i’m so impressed that it only took a short time to remove the tiles, patch the holes and re-tile. i am also going to keep the dremmel tool trick in mind!
It only took a short time because our tenants needed the bathroom. If it had been our bathroom, we probably would have taken a lot longer to do it.
